
144 Macquarie Street, originally constructed in 1976, occupies a prime position in the Hobart commercial office market. The building needed significant upgrades to meet contemporary tenant expectations however. Required works included a completely new mechanical plant system, with floor-based plant replacing a central plant room; construction of a new premium office floor where the existing top floor plant room was vacated; lift refurbishments and extensions to serve the new floor; a makeover of the entry lobby and upper floor lift lobbies; upgrade of services, lighting and finishes on every floor; and major ‘knock on’ refurbishments of tenancies within the building. One major objective identified by the client at the outset was the desire to achieve a minimum 4.5 star NABERS Energy rating, and our works rolled out this sustainability theme throughout the whole project with energy efficient lighting and water-saving fittings contributing to major improvements in energy and water efficiency.
